In the past 10 days I’ve completed a couple real estate deals here on Oahu that have reinforced why I started Big Rock Investments. Was it for the money? Sure, I’d be pulling a fast one if I said otherwise – I have bills like all of us. But it’s also because, like many successful businesses, we provide a service to the community. How so? Let me walk you through these two recent Hawaii real estate transactions:
Fred needed to sell his current house in Waipahu. He owned a 2nd house elsewhere on Oahu that he was currently renting out but was hoping to move into instead with his family as soon as he could sell his primary residence. He had equity in this property, but it wasn’t in the best of condition. No matter. I found Fred and we figured out a price that worked for my business but also made Fred happy at the end of the day by placing a sizable sum of money in his pocket on the proceeds of the sale. We got creative with the terms of the sale to make it work and all parties are happy with how the transaction was conducted. Fred did not have to list his property, pay the 6% commission, watch prospective buyer after buyer walk through his house and be turned away by the condition — he needed a buyer NOW. That’s where we came in – problem solved.
Lani had a 2nd house in Kaneohe that, unfortunately, had been trashed by her tenants. She had other properties on Oahu that needed attention but owned this one free and clear. I contacted Lani and we arrived at a mutually agreeable price to buy her house outright. We just closed the other day at escrow and she got a very nice sum of money at closing! She’s ecstatic because this problem property is hers no longer – she can now focus her energies where they’re needed most.
Two different sellers, two different situations. It didn’t matter – we gave both sellers what they needed most – A SOLUTION.
